In the City of El Dorado, the Special Flood Hazard Area (SFHA) encompasses regions with a 1% annual chance of flooding, commonly known as the 100-year floodplain. Our team can guide you through and provide information on floodplain development permits, which are required for any activity within the SFHA—from building to as simple as storing items. 2.    Understand the 50% Rule and Do Your Due Diligence: If you own or plan to purchase a home in the SFHA, always do your due diligence. Be aware of the "50% Rule" for substantial damage. In the event of significant damage, such as from hail, fire, or a tornado, repairs and improvements to structures in the SFHA are restricted if the work costs more than 50% of the home’s current market value. This rule helps ensure that damaged structures are rebuilt to safer standards, reducing future flood risks.
